All-In-One Service

Personal consultation(s) culminating in the production of a set of professionally produced drawings ready for submission to the local planning authority, designs/project plans for other parts of the house or garden, or any mix as you require, to complete your premises project.

After the consultation, we will also produce for you an accurate estimate (the estimate is free of charge) of the cost of construction based on our design. This is a major step forward. As the builder, we are able to link our design and estimating process. Under current circumstances, most people need to obtain planning permission before obtaining estimates from builders. If there is sufficient information at this stage we will also produce cost estimates etc for other parts of the project.

We submit a planning application and cover all necessary negotiations with the local authority. (Obviously we cannot guarantee the success of the application!)

Having obtained planning permission, we will prepare and submit the information required to building control and obtain approval under building regulations.

Once planning permission and building regulations are obtained, we will proceed to the construction stage and build your project. As we have been managing the whole project from the beginning we will have already pencilled in the build time for your project, so you will be further along the queue than if you had followed the traditional method.

Your project will be built to a high standard on a continuous basis » How We Work. One of the biggest risks of employing jobbing builders, other than sub standard work, is that of keeping them on site until the project is finished. If there are other aspects to the project such as the garden, drive or other work to the existing structure these will all be planned into the project and executed at the appropriate time.

We understand it is very difficult to compare like with like in the building industry and the level of trust is generally low. To engage our All-In-One-Service you have to have confidence you are not going to pay over the odds. To assist in this process, our estimates are open and detailed you can see the costs from start to finish. We are open to negotiation if you have reason to believe we are not offering a good deal.

We know that many people find it difficult to compare estimates submitted in varying forms of detail. To assist with this important part of the process we offer a free service to help you compare estimates on a like for like basis. This does not mean you have to disclose the prices given to you by other contractors. In most cases it is simply a case of asking the right questions.

On completion of your project, we will give you an appropriate guarantee. The length of the guarantee will depend on the nature of the project.

If you wish, we are still happy to undertake part of a project in the traditional way. We can prepare your plans for another builder or we can still build to another providers set of plans however if you appoint us to undertake the whole project we will significantly discount the design and planning stages as a thank you for your loyalty to us.
